Choosing the Right HVAC Filter for Your Encore Vacation Home

The Hidden Problem in Vacation Rentals

Unlike primary residences, vacation rentals often experience:

  • large groups,

  • constantly opening exterior doors,

  • heavy cooking activity,

  • elevated humidity,

  • and nonstop HVAC runtime during Florida summers.

In Encore Resort homes, HVAC systems frequently operate under much heavier conditions than a typical family home. Guests may leave patio doors open, lower thermostats aggressively, or simply not notice airflow problems until damage has already occurred.

At EVHS, we regularly encounter systems struggling because of restricted airflow caused by overly aggressive air filtration choices.

Even a well-maintained system can become overwhelmed under these conditions if airflow becomes restricted.


Why Airflow Matters

Your HVAC system is designed to move a specific volume of air across the evaporator coil. When airflow becomes restricted:

  • the system runs longer,

  • cooling performance drops,

  • humidity removal suffers,

  • energy costs increase,

  • and coils can eventually freeze.

In large Encore homes with aging systems or heavy guest usage, this becomes especially important.

Many homeowners assume the “best” HVAC filter is simply the thickest or highest-rated filter available. In reality, overly restrictive filtration can sometimes place additional strain on already heavily loaded HVAC systems.
